Dubai’s quietest address
Emirates Hills is where Dubai keeps its discretion: a gated, guarded enclave of large plots around the Montgomerie golf course, with no through-traffic, no towers and no tourism. It is routinely called the Beverly Hills of Dubai, and for once the comparison is fair.
This is a plot-and-villa market — most homes are individually built, which means quality varies from exceptional to dated behind similar gates. Buying here is as much about the land, the elevation and the fairway aspect as the structure standing on it today; several of the best purchases we have seen were renovations bought at land value.
Stock is scarce and sellers are rarely in a hurry, so patience and off-market access matter more here than anywhere else in the city. Families stay for decades; schools (Dubai International Academy is inside the community) and privacy are the draw.
